Menomonee Falls Cleaning environmental cleanup uses can work

TIDs are they bad or good. The answer is they are a tool like a hammer that can be used effectively for good or bad. Appropriate uses like fixing blighted area, areas of longstanding non-development, or resolving environmental cleanup uses can work great to improve and develop those areas. In the long run done right will increase the tax base and lower the tax burden for the rest of the village.

The Falls Parkway Rehabilitation TID is a great example of an effective use cleaning up a former industrial site and turning it into a thriving economic area. While we are on that subject this is the TID involved in the controversy in my last advertisement. Remember the village was considering swapping the 4 million in long term payment for 2.75 million in short term payments, to encourage a developer to build two restaurants. The risk for the village is if the criteria for the 4 million were not sustained the payment may not have happen. However, because of the major success of this TID Start Value 2008- 9 million, 2016 value 53 Million seems remote that this will happen. It is not material anyway since that was not the opposing argument against the proposal. Below is the paragraph the opposing trustees including my opponents are concerned with.

From basic college finance we understand that a present value calculation is done by converting future payments to current by using an interest rate. This simply assumes that if the village, through the TID, were to borrow at its borrowing rate the 2.75 million now and pay it back with payments previously planned to continue until 2035 it would pay 1.25 in interest equaling the same result as doing nothing and just paying the payments as scheduled to Cobalt Partners. Ironically this just shows the proposal is as was stated in the Journal article and as I posted in my advertisement, which the people speaking for my opponent insist I am wrong. They still owe us a better explanation for their vote, based on reality not what they thought it said.
